Terms and conditions


Reservation deposit is part of the rent and must be paid in advance. The apartment can be reserved only after the money is received. If you cancel your reservation 30 days prior to your arrival we will refund the reservation in full.  In other cases the reservation fee is non refundable.


there are two types of deposits:
 - In most apartments the required refundable deposit is 2500 CZK / 100 EUR / 150 USD
 - In other apartments the security deposit is higher upon the landlord’s request. We inform you about the amount if required.

The refundable deposit is always paid in cash to the owner or representatives of Happy House Rentals Ltd. (operator Flatinprague.com) in the apartment before check-in. Receipt is always provided.

This security deposit will be refunded after a through out inspection is carried out and no damage is found. Normal wear and tear will be considered. Only If the property is left in the same state as it was on the day of arrival, the security deposit will be given back to the tenant.

Our Company is not responsible for a dispute arising from a security deposit refund.


Check-in time is between 2:00pm -10:00pm (earlier appointment is possible upon request if the apartment is available)

Check in after 10:00pm / fee of 20 EUR.

Check out time before 11:00am.
If you fail to check in the apartment at the previously agreed time and you will not contact us to let us know, you will be charged 50EUR for every hour. 


You can pay cash in CZK , EUR or USD. You will be given a receipt for your payment.
All displayed prices include:

  • 21%V.A.T.  
  • usage of gas, electricity, water, internet access and satelite TV.


  • cash in our office (from Monday to Friday 9am-5pm)
  • by credit card (there is 3% transaction fee)
  • via bank transfer

PayPal is the safer way to pay and get paid


Minimum Stay

2 nights minimum stay are required for our apartments. However, during the peak season – Christmas, New Year , Easter holiday we require 5 nights minimum stay.


1. Cancellation from your side:

If your reservation is cancelled minimum 30 days prior to your arrival, we will refund your deposit in full.

Reservation that is made 30days and less prior to your arrival must be paid in full straight away.

2. Cancellation from our side:

Our Company reserves the right to cancel –in whole or in part – the aforesaid reservation due to acts of the Owner, or force majeure, with prior written notice to User.

We will always do our best to find you an alternative accommodation of the same quality


1. More than 30 days prior arrival

  • Deposit of 50% of the total amount must be paid straight after the reservation is made
  • You will receive a payment request to pay the rest of the asking price 30 days prior to you rarrival
  • If the money is not received within 2 days the reservation will fail. (We require payment confirmation if paid via bank transfer)

2. Less than 30 days prior to arrival

  • The total amount must be paid in full straight after the reservation is made
  • If the money is not received within 2 days, the reservation will fail.

You will receive a final confirmation notice by Email as an acceptance of the booking.


The conditions of accommodation are governed by Section 754 and following of the Civil Code. All disputes arising from this contract and in connection with it, will be determinate definitely in the arbitrational proceedings by the Court of Arbitration established at The Chamber of Commerce of the Czech Republic and at The Agrarian Chamber of the Czech Republic, by one Arbitrator, in accordance with its Rules of procedure. The Parties, in the accordance with the paragraph 21 article 4 of the Rules of procedure, concluded, that the Arbitrator for all of the disputes of this contract will be JUDr. Jan Brodec LL.M. Ph.D., with its registered office at Balbínova 223/5, Praha 2, Vinohrady, post code 120 00.

Flatinprague.com (Happy House Rentals, s.r.o.) is not part of the rental agreement. However, we will do our best to deliver any of your complaints or suggestions to the owner.


Our Company follows strict ethical standards and respects your privacy. Your name, e-mail address, address and credit card details are only used to complete your booking. We do not sell your personal data to the third person.
